THE PROJECT: EXPAND AND RENOVATE A BROOKLYN HOME TO MEET A FAMILY’S GROWING NEEDS

This family of five didn’t want to move, but with just three bedrooms and one full bathroom, their Marine Park home was feeling a bit cramped. TNB’s challenge was working out how to provide them the extra space they needed while maintaining a look and feel appropriate to the surrounding neighborhood and, importantly, operating within city zoning requirements.

DESIGNING A SOLUTION

Using its understanding of NYC zoning, TNB took advantage of an attic allowance, expanding the top floor of the home to add more living space, including a new bathroom. We also reconfigured the second-floor bathroom and bedrooms to provide an updated, more contemporary space, using sustainable materials like reclaimed wood and high-efficiency water fixtures throughout.

THE RESULT

Our second-floor redesign and attic expansion provided much needed extra space and privacy without altering the street elevation view of the home or cutting into the property’s precious outdoor space. The renovation brought a modern aesthetic and lighter, airier feel to the house while keeping it consistent with neighboring homes.
